Authentic Life Investments is a commercial real estate investment company dedicated to helping others experience their authentic lives by achieving financial freedom and generational wealth through multifamily real estate investing.

Our Company History

Founded in 2020, the Authentic Life Investments team has transitioned from residential to commercial multifamily real estate. Our team consists of multilingual real estate professionals speaking English, French and Russian, with a combined experience of 20+ years in real estate.

Our Target Markets

We focus on markets with properties in the following states that meet our investment criteria:
Florida, Ohio, Maryland, New Jersey and Pennsylvania.

Our Investment Criteria and Strategy

We target 30-150 unit Class B and C residential properties in A and B markets, built after 1978, offering value-add opportunities. Our value-add real estate strategy seeks to increase a property’s existing cash flow over time by making improvements to the property. This generally includes making physical upgrades to the asset which in turn allows rent increase, improvement of property management and lowering operating expenses where possible. This strategy offers a safe balance of risk vs. return to our investors, as it provides in-place cash flow at the time of the asset’s acquisition, with significant upside potential in the form of value appreciation and enables them to gain multiple income streams from the same type of investment.

Conservative approach

We use conservative financial assumptions and cash flow projections when evaluating investment opportunities and offer conservatively structured investments. Our conservative approach ultimately leads to a much higher chance of success in the asset’s future financial performance.

Stephane is a multifamily real estate investor and entrepreneur who brings his high energy, unwavering focus and dedication into the world of real estate investing. Stephane’s previous management role at a large French Corporation, from which he retired several years ago, provides him with the leadership skills necessary to be a highly effective in real estate asset management and investor relations. He is an avid music collector and basketball player. Stephane has traveled all over the world and enjoys going on long vacations with his wife and daughter.

Garrison Gilbert,

Honesty, integrity, and teamwork is what guides us through our day to day activities Garrison has been a full-time real estate investor since 2001 after completing college with two business majors and a minor in psychology. Since that time, he purchased over 1200 properties including fix/flips, land development deals, beach property acquisitions, single-family rental portfolios, section-8 rental portfolios, high-end estate developments, nonperforming real estate notes, and he was involved with a $50M real estate fund based out of NYC in 2008. Then in 2015, he made commercial real estate his full-time focus.Since he transitioned to full-time commercial real estate investing, Garrison has had the opportunity to speak at several large apartment building conferences where average attendance ranges from 600-1000 people. He is also a multifamily real estate coach for one of the largest names in the business while also having two real estate mastermind groups for apartment building owners.
Additionally, Garrison is one of the founding members of MultifamilyMaster.com, which is a worldwide online platform that provides free educational content for buying apartment buildings. Due to his success in the commercial real estate space, he was nominated for Multifamily Real Estate Investor of the Year in 2018 by Think Realty Magazine, which is one of the largest magazine publications for real estate investors. As Director of Investor Relations, Garrison Gilbert is a wealth of knowledge when it comes to real estate, and he strives to help as many people as possible because in commercial real estate, your network is your net worth, and this is a team sport.
